What makes a "house" a "home"?

In this era of buyer brokerage, it is most important for the Realtor to listen to the needs of the buyer to determine that the house the buyer ultimately purchases will in fact be their home. Sometimes buyers are not really sure what they are looking for and then are disappointed if their dream house isn’t shown to them. Think about what you are looking for in a home and let the list below be a guide.

 

1.  First and foremost, location. Should be easy commute to jobs, shopping, schools, if necessary and any other needs the buyer may have with respect to location.

2.  Bedrooms and baths-how many and where located. First floor suite is a common request with full bath.

3.  Garages and Basements- Customary in the area or not. A must have or a wish.

4.  Inground pools- must have or a wish.

5.  Flow of home-entertain often-need a large, formal dining room or will a huge kitchen with breakfast area be sufficient? What about first floor office?

6.  Finished basement for children or adults to hang out-must have or wish.

7.  Large yard-fenced or not depending on children and pets.

8.  Large development with sidewalks or prefer the country feel with acreage?

9.  Easy access to major routes or airport?

10.  Cultural activities, parks and recreation, important or not to buyer.

 

When you engage in the active process of determining your needs, you will find the home that fits your family for the years to come and will hold cherished memories!
